Before leaving
We assist in choosing a property and counsel with Bulgarian legislation. We recommend that You choose several properties which You want to inspect. We help You to book an airline ticket and prepare Your arrival (eventual transport, accommodation, legal advisor). We have Danish and English speaking staff at our offices in Bulgaria.
Apartments
All apartments in the new apartment complexes are sold with the usufruct of their share of the building site.
The usufruct is everlasting in Bulgaria.
The building site and the surrounding areas are owned by the owner/developer. You sign a maintenance contract with the developer/owner, which ensures maintenance of the common areas and the surroundings.
House, villa or site
When buying a house or a villa in Bulgaria the lot belongs to the purchase. According to legislation as foreigner one has to register a Bulgarian organization in order to own land or lot in Bulgaria. The necessary capital is approx 5000 leva which are free to be withdrawn after registration is completed – typically within 2 weeks.
When the property is found
All official documents of the property in question will be looked into by our lawyers before signing the sales contract.
Relevant drawings and property valuation
To complete the deal, seller has to provide the current drawings from the commune (approx 30 days) and current property valuation (approx 14 days). We make sure as far as possible, that this is done before the client leaving to inspect a certain property.
Sales agreement
When finding the right property one signs a sales agreement with seller. Typically You also pay 2000 Ђ reservation fee, which is deducted from the purchase price.
The sales agreement is valid until the final deed is registered by the Notary.
Power of attorney
Only a few people have the opportunity to travel to Bulgaria to attend the registration. Therefore we compose a power of attorney which allows us to register the deed as representative for our clients. The power of attorney is composed by our lawyers.
Notary Deed
When the requirements for the trade and all necessary documents are on their place You go to the Notary. The Buyer pays the appointed amount of money. The sales agreement and the deed are signed by both sides and are registered by the Notary.
Within 24 Hours the Notary has to record the deed in the land charges register and approx 1 week after registration of the deed it is ready to be collected or send personally to buyer.
Trade expenses
The trade expenses include the Notary’s fee charge, state tax and taxes for various stamps. The trade expenses are NOT included in our prices.
When having purchased the apartment
We can help You with opening a bank account for paying the regular expenses. We can also help You with furnishing, insurance, supervision or maintenance.
Yearly expenses (2006)
The yearly expenses for renovation, property tax, and insurance constitute approx 200-400 EUR.
Electricity and water are paid according to consumption.
Electricity: Day-approx 0,1 EUR/kW
Water: approx 0,6 EUR/m3
